Are you having problems with the Land Registry (Registro de la Propiedad) and the surface area of your plot? Have you found discrepancies between the data held by the Land Registry and what is actually on the ground? If so, do not worry: we can help you update the plot in the Land Registry.
Our team includes specialists in topographic surveys who focus on resolving discrepancies between the Land Registry and other public bodies. We can also help you bring the surface area recorded in the Land Registry into line with the real one.
It is important that the data in the Land Registry are accurate and match reality, whether you are selling a plot, subdividing it, dealing with a tax matter or claiming a grant. If you have found discrepancies between the Land Registry data and the real situation, we can help you correct them.
Sometimes the Land Registry records a surface area that does not match the real one. To correct these data, the Land Registry will ask you for a topographic plan showing the real surface area. That is why, before any fieldwork, it is necessary to review all the official documentation, including the Land Registry, the Cadastre (Catastro, Spain’s land and property register for tax purposes) and SIGPAC.
Who carries out the technical work?
Our team measures the real dimensions on the ground, as well as the real boundaries of the plot. We carry out the topographic measurements with GPS or total station and we prepare a plan and a supporting report that can be submitted to the Land Registry for the update.
In addition, our topographic surveys are stamped (visado) by the Official College of Geomatics and Surveying Engineering (Ilustre Colegio Oficial de Ingeniería Geomática y Topográfica) when the Land Registry requires it. This means that our surveys have legal validity and that, as technicians, we can act as expert witnesses.
If you need to correct an error and update your plot in the Land Registry, do not hesitate to contact us. We will deal with your case professionally and prepare a quote with no obligation. Our team understands how important it is to keep the data in the Land Registry up to date and accurate, and we will make sure the work is carried out to a high standard to meet your needs.
