Land surveyor in Gandia

Gandia is the capital of la Safor and has three very different landscapes: the beach and the Grau, with their apartment blocks and the port; the orange-grove huerta between the river Serpis and the marjal (coastal wetland); and the houses in the hills towards Marxuquera. As land surveyors in Gandia we work in all three, and each one calls for a different plan.

Houses in the hills: Marxuquera and the slopes

On the slopes west of the town there are many houses built from the 1970s onwards, a good number of them on non-developable land (suelo no urbanizable) and with later extensions. Today, when they are sold or inherited, the question comes up of what has been declared and what has not.

We measure the plot and every building, date each one with historical orthophotos and prepare what is needed to register them: the certificate of age, the cadastral building location report (ICUC) and, if the area does not match the Cadastre (Catastro, Spain's land and property register for tax purposes), the GML file, the georeferenced parcel format the Cadastre and the Land Registry require.

The beach, the Grau and construction work

In Gandia Playa the work is urban: sites for new buildings, surveys of façades and street levels, setting out and construction control. The port and the beach also have their own Costas boundaries, which any project on the seafront has to respect.

In the 1970s apartment blocks, when a ground-floor flat with a garden or a penthouse with a terrace is sold, we measure the real area and compare it with the one in the title deed.

Topographic survey in Gandia: huerta, Serpis and marjal

Between the town and the sea, the orange-grove huerta reaches all the way to the marjal. The plots are flat, small and very low-lying, crossed by irrigation channels (acequias) and by the Serpis. For a plot subdivision, a plot merger or a farm building, we measure the plot with real levels and locate it in relation to the river and the flood-prone areas.

Towards Bellreguard and Daimús, the huerta mixes with country houses and old warehouses that are now being converted into homes. For the change-of-use project, a survey of the existing building is the first step.

For notaries and lawyers in la Safor

We prepare expert surveying reports on boundaries, rights of way and areas, and studies of how a property has changed over time, using orthophotos from different periods, when you have to show how long a path, a wall or a building has been there.

Typical cases in Gandia

Heirs selling a house in the hills with an undeclared extension from the 1990s. A developer who needs a survey of a beachside site before commissioning the project. A farmer merging several orange-grove plots next to the marjal. A lawyer who has to prove how long a right of way has existed.

Official cadastral map

Gandia, plot by plot

Every line on this map is a boundary as the Cadastre draws it. Before we visit a property we overlay it with the deeds, the orthophoto and what is really on the ground: the wall, the fence, the terrace. There is almost always a difference, and that is where our work begins.

Move the pointer over the map to read the real UTM coordinates (ETRS89, zone 30). The highlighted plot is an example, not a client’s.
