Land surveyor in Picassent

Picassent has a large municipal area of orange groves, carob trees and scrubland, dotted with houses built outside the urban centres. As land surveyors in Picassent, an important part of our work is putting those homes in order: measuring the plot and what has been built, and preparing the documentation to register them or for regularisation procedures.

Homes on non-developable land

In Picassent, as in much of l'Horta Sud, many houses have been built on non-developable land (suelo no urbanizable) over the decades. Valencian law provides for territorial impact minimisation programmes (programas de minimización de impacto territorial) to regulate the clusters these homes form, and those procedures need the exact geometry of every plot and every building.

We measure the plot, house, pool and outbuildings, and deliver the georeferenced plan in the formats the procedure requires. For the individual house, if it is old enough, we also prepare the certificate of age and the cadastral building location report (ICUC) so that it can be declared before a notary.

Plot measurement in Picassent: oranges and carobs

The countryside of Picassent is heavily divided, and many properties changed crop, from carob and vines to oranges. The old boundaries were banks, paths or rows of trees that have since disappeared. We measure, look for the references that remain and compare them with the title deed (escritura) and with the Cadastre (Catastro, Spain's land and property register for tax purposes).

In the old partidas the hanegada, the old local land measure, is still the unit people talk in, and it is common for the seller to speak of ten hanegadas when the plan says eight and a half.

Industrial land and units

With its position next to the main roads south of Valencia, Picassent has a growing amount of industrial land. We survey industrial plots, set out industrial units and control the site levelling, with a volume calculation of what has been excavated and filled.

Before you buy a country house in Picassent

If you are going to buy one of these homes, ask first for a plan of what is there. It will tell you whether the house and the pool are in the Cadastre, whether the plot area matches the title deed and whether any building sits right on the boundary or inside the neighbouring property. Those are the three things that later most complicate a sale, a mortgage or an inheritance.

Typical cases in Picassent

An owner who has to provide the plan of their plot and house for the town hall's regularisation procedure. A family that inherits a home built in the 1980s that was never registered. A buyer who does not know whether the plot wall matches the real boundary.

Picassent, plot by plot

Every line on this map is a boundary as the Cadastre draws it. Before we visit a property we overlay it with the deeds, the orthophoto and what is really on the ground: the wall, the fence, the terrace. There is almost always a difference, and that is where our work begins.

Move the pointer over the map to read the real UTM coordinates (ETRS89, zone 30). The highlighted plot is an example, not a client’s.
