Land surveying for plot subdivisions and mergers
An inheritance shared between siblings, part of a property you want to sell, two plots worth joining before you build. Before dividing or merging, you need to know what area and shape each resulting plot will have. We measure, draw the proposal and prepare the graphic documentation for the procedure.
Defining the operation before drawing it
The division you want has to fit the land, the paperwork and the regulations. A lot with no access, a well that ends up on the wrong side or a terrace cut in half cause problems for years. We study how it fits, show the areas, access routes and features that shape the proposal, and remind you that planning and legal viability have to be confirmed before it is taken as settled.
When this service is needed
- To separate part of a property and sell it or give it away.
- In inheritances and estate divisions where lots have to be defined.
- To merge plots before building or reorganising a property.
- When the notary, the town hall or another professional asks for the graphic documentation of the operation.
Fieldwork and preparation of plans
We measure the original property, its visible limits and whatever affects the division: walls, wells, tracks, buildings. We draw the initial state and the proposal, balance the areas and give coordinates to each resulting plot. When the division is approved or clearly defined, we can come back to mark the new boundaries on the ground.
Questions about Plot subdivisions and mergers
Can I divide a property into as many plots as I want?
Not necessarily. It depends on the planning regulations, on the minimum farming unit (unidad mínima de cultivo) if the land is rural, on the conditions of the property and on any permits that apply. The first step is to check whether the specific operation is viable.
Do subdivision (segregación) and division (división) mean the same thing?
No. They are different operations and can have different consequences for the title deed and the Land Registry (Registro de la Propiedad). Before preparing the files we need to know which operation is going to be formalised and how the properties will end up.
Is a non-contiguous property a subdivision?
Not just because it has separate parts. A property can be made up of pieces that do not touch; its description and any later operation are studied case by case.
