Land surveyor in Torrent
Torrent is the largest town in l'Horta Sud and has a bit of everything: the El Vedat pine woods with their old villas, newer urbanisations up towards the hills, huerta (the irrigated market-garden land), industrial estates and the ravine (barranco) that runs through it. As land surveyors in Torrent, our jobs range from a building plot in the town centre to a 2,000 m² plot among the pines.

El Vedat: villas among the pines
El Vedat began as a summer retreat at the start of the last century and is now a residential area of large villas among the pines. Many plots have been divided or enlarged over the years, and their real boundaries are not always the ones shown by the Cadastre (Catastro, Spain's land and property register for tax purposes).
The trees also shape any project. The architect needs to know where each pine stands and how thick its trunk is before deciding where the house goes, so we include them in the survey.
Since many houses predate the current planning rules, we often find porches, sheds and swimming pools that do not appear in the Cadastre.
Urbanisations towards the hills
Beyond El Vedat, in the urbanisations of the 1970s and 1980s, the plots slope and are held up by retaining walls. There we find fences that do not follow the boundary, roads that do not match the plan and houses extended in several stages. We measure all of it and compare it with the Cadastre and with the title deed.
The ravine and flood-prone areas
Since the DANA floods of October 2024, the Torrent ravine is something almost everyone asks about when buying or designing nearby. We locate the plot in relation to the watercourse, its easement and control strips (servidumbre and zona de policía) and the mapped flood hazard zones, and we give absolute levels for the ground and the ground floor.
Topographic survey in Torrent for construction
In the town centre and on the industrial estates we work for architects and builders: surveys of building plots and buildings, structural setting out, geometric control and volume calculations for excavations. We deliver a georeferenced DWG, ready for the project.
Huerta and the Cadastre
In the Torrent huerta there are still small plots of orange trees and vegetables that are sold, inherited or merged. We measure them and prepare the GML file, the georeferenced parcel format required by the Cadastre and the Land Registry (Registro de la Propiedad). When our area and the cadastral area differ, we add the alternative graphic validation report (IVGA), which is what allows the Land Registry to record the correct description.
Typical cases in Torrent
The owner of a villa in El Vedat who wants to divide off part of the plot. An architect who needs an inventory of the pines to design an extension. A buyer who asks how far the house is from the ravine and at what level it sits. A builder who needs the setting out of a building in the town centre.
Official cadastral map
Torrent, plot by plot
Every line on this map is a boundary as the Cadastre draws it. Before we visit a property we overlay it with the deeds, the orthophoto and what is really on the ground: the wall, the fence, the terrace. There is almost always a difference, and that is where our work begins.
Move the pointer over the map to read the real UTM coordinates (ETRS89, zone 30). The highlighted plot is an example, not a client’s.
