Land surveyor in Cullera
Within a few kilometres, Cullera brings together everything that complicates a plan: a mountain with houses hanging over the sea, the mouth of the Xúquer (Júcar), rice fields in the l'Albufera Natural Park and a coastline whose front line is affected by the coastal protection easement (Costas). As land surveyors in Cullera we measure a bit of everything, from a villa on the lighthouse slope to a plot of marjal (coastal marshland).

Cullera mountain: houses above the sea
On the mountainside, between the castle and the lighthouse, there are houses built over several decades with views over the bay. They are sloping plots, with walls, steps and narrow access, and planning rules that have changed more than once. To renovate or extend, the architect needs a full survey and, if the plot faces the sea, the position of the coastal protection easement.
Many are second homes that have passed from parents to children with extensions nobody declared. When the time comes to sell or to divide them, the cadastral building location report (ICUC) and the certificate of age are almost always the documents that are missing.
The mouth of the Xúquer, the Estany and the rice fields
To the north and west the municipality is flat and wet: rice fields inside the natural park, the Estany lagoon, marjal and orange groves. Measuring here calls for care with levels, because a few centimetres decide whether a plot floods, and with the park boundaries, which condition any work. We draw them on the plan from the official mapping.
Apartments and ground-floor flats by the beach
Cullera is also a town of apartments, with long urban beaches and buildings from the 1960s and 1970s. When a ground-floor flat with a terrace or garden is sold, or there is a dispute with the owners' association over a storage room or a garden area, we measure and prepare the documentation for the Cadastre (Catastro, Spain's land and property register for tax purposes) and the Land Registry (Registro de la Propiedad).
In older seafront buildings, the cadastral area sometimes includes the proportional share of the common areas and sometimes does not. The plan makes it clear, and avoids arguments at the notary's office.
Plot surveys in Cullera for the Cadastre and the Land Registry
Many properties in the municipality have one area in the title deed and another in the Cadastre. To register the real one or to subdivide, we prepare the graphic representation as a GML file and, if it differs from the cadastral one, the alternative graphic validation report (IVGA).
It is worth being clear about what that report does: it checks that the drawing is consistent with the neighbouring plots, but it does not by itself settle who owns each metre.
In the marjal, moreover, the natural park and agricultural regulations greatly restrict which divisions are possible. We check this before we start.
Typical cases in Cullera
The owner of a house on the lighthouse slope who wants to extend the terrace and needs to know how far Costas reaches. A farmer subdividing a rice-field plot as part of an inheritance. A family buying a ground-floor flat with a garden who want to check that the garden area matches the title deed.
Official cadastral map
Cullera, plot by plot
Every line on this map is a boundary as the Cadastre draws it. Before we visit a property we overlay it with the deeds, the orthophoto and what is really on the ground: the wall, the fence, the terrace. There is almost always a difference, and that is where our work begins.
Move the pointer over the map to read the real UTM coordinates (ETRS89, zone 30). The highlighted plot is an example, not a client’s.
