Land surveyor in Oliva

Oliva is the last municipality in the province of Valencia before la Marina Alta, and it shows: villas by the beach, many of them owned by northern Europeans, a line of dunes, the Pego-Oliva marjal (wetland) and orange groves right up to the foot of the hills. As land surveyors in Oliva we work from both Xàtiva and Xàbia (Jávea), in the neighbouring district.

Beach villas and the Costas line

The coast of Oliva is one long beach, with dunes along much of it and urbanisations of villas behind. In several stretches the Costas boundary, the limit of the maritime-terrestrial public domain, has reached beachfront plots and houses, and the coastal protection easement affects many more.

Before you buy or renovate, we locate the plot precisely in relation to those lines, so you know what can and cannot be done.

Some beachfront houses hold a Costas concession or are still waiting for their situation to be resolved. In those cases the plan has to fit the official boundary mapping beyond any doubt, which is why we deliver it in the same coordinate system.

The Pego-Oliva marjal

In the south of the municipality lies the marjal natural park, a wetland of former rice fields and irrigation channels. Plots that border it or lie inside it have restrictions on use that you need to know about before planning anything. On flat, wet ground the level is what matters, so we measure these properties with particular care over the heights.

Plot measurement in Oliva when you buy or inherit

Many houses in Oliva's urbanisations were built in the 1970s and 1980s and have passed through several owners, often from abroad. When they are sold, the usual discrepancies appear between the title deed (escritura), the Cadastre (Catastro, Spain's land and property register for tax purposes) and reality: metres too many or too few, an undeclared pool, a wall in the wrong place. We give you a clear plan and report that your lawyer can use in the negotiation.

Orange groves: subdivisions and mergers

Between the town and the hills, the huerta is still split into small plots. We measure for subdivisions in inheritances, and for mergers to modernise irrigation or to sell, and we prepare the GML files (the georeferenced parcel format the Cadastre and the Land Registry require) that the notary's office and the Land Registry (Registro de la Propiedad) ask for.

Further west, on the slopes that climb into the hills, there are terraces and country houses with the same boundary problems as in la Marina Alta: walls that act as boundaries and inherited areas that nobody ever measured.

Typical cases in Oliva

A buyer who wants to know whether the garden of a beachfront villa lies inside the Costas easement. The owner of a plot next to the marjal who wants to put up a tool shed. A family that inherits an orange grove and divides it between two siblings.

Official cadastral map

Oliva, plot by plot

Every line on this map is a boundary as the Cadastre draws it. Before we visit a property we overlay it with the deeds, the orthophoto and what is really on the ground: the wall, the fence, the terrace. There is almost always a difference, and that is where our work begins.

Move the pointer over the map to read the real UTM coordinates (ETRS89, zone 30). The highlighted plot is an example, not a client’s.
