Land surveyor in Cartagena and the Mar Menor

Cartagena and the municipalities around the Mar Menor have a coastline unlike the rest of the region: a saltwater lagoon with houses on its shore, a strip of sand between two seas, protected coves and mining hills with centuries of excavation. As land surveyors in Cartagena and the Mar Menor we measure plots, homes and farmland across this whole area.

Houses on the shore of the Mar Menor

In Los Nietos, Los Urrutias, Islas Menores or Los Alcázares there are houses built decades ago almost at the water's edge. Many have the Costas demarcation line (deslinde de Costas) running over them or very close, and their situation depends on exactly where that line falls in relation to what is built. It is a technical question best answered before buying, inheriting or renovating.

We survey the plot and the house and overlay the official demarcation line and the coastal protection easement. The plan shows you, to the centimetre, which part lies in the maritime-terrestrial public domain, which part in the easement and which part outside. Interpreting what that means for your house is for your lawyer; giving them a plan that cannot be disputed is our job.

La Manga and Cabo de Palos

In La Manga land is scarce and finely divided: apartment blocks, terraced houses and small plots between two seas. Measuring a home or a commercial unit, checking areas against the Cadastre (Catastro, Spain's land and property register for tax purposes) and preparing the paperwork for the notary's office are the most common jobs. In Cabo de Palos, the villas built on rock are more like those on the Alicante coast, with walls, slopes and the Costas line close by.

The Campo de Cartagena and the Mar Menor law

Inland, the Campo de Cartagena is a large irrigated farming plain. The properties are large and regular, and the law for the recovery and protection of the Mar Menor sets out zones where farming is restricted according to their distance from the lagoon. We measure the property and locate it in relation to those zones, so that you know which rules apply to it. On large farms we complete the work with an orthophoto and a terrain model captured by drone.

Plot measurement in Cartagena: the mining hills and Calblanque

Between Cartagena and La Unión, the mining hills left behind galleries, tailings ponds and spoil heaps that still affect how the land can be used. To the east, the Calblanque regional park protects one of the last stretches of undeveloped coastline. On plots near these areas, the survey records the constraints worth knowing about before designing or buying.

Typical cases in Cartagena and Mar Menor

Heirs who need to know whether the family house in Los Urrutias lies within the public domain. A buyer who wants to check the area of a terraced house in La Manga before signing. A farmer in the Campo de Cartagena who has to locate his plots in relation to the zones of the Mar Menor law. A practice designing a house on the rock at Cabo de Palos.

Official cadastral map

Cartagena and Mar Menor, plot by plot

Every line on this map is a boundary as the Cadastre draws it. Before we visit a property we overlay it with the deeds, the orthophoto and what is really on the ground: the wall, the fence, the terrace. There is almost always a difference, and that is where our work begins.

Move the pointer over the map to read the real UTM coordinates (ETRS89, zone 30). The highlighted plot is an example, not a client’s.
