Land surveyor in Torrevieja and Orihuela Costa
Between the Torrevieja and La Mata lagoons and the border with Murcia, the southern coast of Alicante is a patchwork of urbanisations of bungalows, terraced houses and villas that have changed hands several times, often between British, Scandinavian, Belgian or German owners. As land surveyors in Torrevieja and Orihuela Costa, what we are asked for most is to put the built property in order, so that a sale, an inheritance or a mortgage does not get stuck at the notary's office.

Enclosed terraces, solariums and pools the Cadastre cannot see
In many homes in the area, the house you see is not the one on paper. Over the years the porch is enclosed with aluminium, the solarium is roofed over, a bedroom or a pool is added. None of this appears in the title deed and sometimes not in the Cadastre (Catastro, Spain's land and property register for tax purposes) either. The problem comes up when selling: the buyer, their lawyer or the bank ask for what is built to match what is registered.
We measure the house and the plot, identify each extension and date it with historical orthophotos. If the work is old enough, we prepare the certificate of age and the cadastral building location report (ICUC) so that the notary can declare it. If it is not, we tell you so, and the route is a different one: legalising it first with the town hall.
Land surveyor in Orihuela Costa: golf, beach and terraced houses
Orihuela Costa lies many kilometres from the town of Orihuela, but it comes under the same town hall. Between Cabo Roig, Campoamor and the golf course urbanisations there are detached villas, rows of terraced houses and developments with communal areas. In a terraced house the boundary is a party wall and the private part a garden of a few metres; at a villa, a low wall and a hedge.
In both cases we measure to the centimetre, because here the differences that matter are small: half a metre of garden, a pergola that intrudes on the communal area, a pool built right up against the boundary.
The salt lagoons, the Segura and the huerta
Inland the landscape changes. The salt lagoons of Torrevieja and La Mata are a natural park, and the plots bordering it have restrictions you need to know about. Beyond them begins the Vega Baja del Segura, where land is counted in tahúllas (the local land measure), irrigation channels mark the boundaries and the river basin authority, the Confederación Hidrográfica del Segura, has the final say on watercourses. There we measure huerta properties and handle plot subdivisions and boundary demarcations with the neighbours.
Measuring your home while you live abroad
Many owners spend much of the year outside Spain. You do not need to be there: someone you trust only has to let us in, whether a neighbour, the property manager or your lawyer. The report reaches you by email, with a clear plan and an explanation of what each difference means and what options you have.
Typical cases in Torrevieja and Orihuela Costa
An owner selling a bungalow whose porch was enclosed fifteen years ago, with a buyer who insists it be declared. Heirs living abroad who need to register the pool before accepting the inheritance. A buyer who wants to check, before signing, whether the plot of a villa in Campoamor measures what the listing says. A farmer in the Vega Baja dividing a huerta property between his children.
Official cadastral map
Torrevieja and Orihuela Costa, plot by plot
Every line on this map is a boundary as the Cadastre draws it. Before we visit a property we overlay it with the deeds, the orthophoto and what is really on the ground: the wall, the fence, the terrace. There is almost always a difference, and that is where our work begins.
Move the pointer over the map to read the real UTM coordinates (ETRS89, zone 30). The highlighted plot is an example, not a client’s.
Tell us about your case
Selling or inheriting on the southern coast
Send us the cadastral reference and a few photos of the outside of the house. With that we can tell you whether anything built needs regularising before you call the notary.
