Land surveyor in Calpe
In Calp (Calpe), towers facing the beach sit alongside urbanisations climbing the Serra d'Oltà and villas above the sea in the shadow of the Penyal d'Ifac. Many owners come from other European countries and buy without knowing how the Cadastre (Catastro, Spain's land and property register for tax purposes) and the Land Registry (Registro de la Propiedad) work here. As land surveyors in Calp, our job is to make sure that what we measure is beyond dispute before the notary and the town hall.

Hillside urbanisations: the 1975 plan and today's plot
Many of Calp's urbanisations were laid out in the 1970s on slopes of pine and scrub, with large-scale plans and plots set out with a tape measure. Half a century later, the wall, the street and the cadastral drawing rarely coincide. Sometimes it is a matter of centimetres. Other times, the neighbour built their pool a metre inside your plot.
We measure with GNSS and a total station, overlay the urbanisation plan if there is one, the cadastral mapping and the title deed, and locate every difference. If the Cadastre or the Land Registry needs correcting, we prepare the GML file and, when necessary, the alternative graphic validation report (IVGA).
Land surveyor in Calp for house projects
The slope is the first constraint on any project in Calp. A survey that is useful to the architect records fine contour lines, the street level along the whole frontage, retaining walls, trees, inspection chambers and service connections, and the neighbouring houses with their heights when they affect views or setbacks.
When the machines arrive, we set out the axes and corners of the house and measure the excavation. In rock every cubic metre is paid for, so it is worth having the ground surface before and after digging.
Les Salines, the Penyal and the coastline
Calp has a salt lagoon right in the middle of town and a natural park on the Penyal d'Ifac. Plots that border Les Salines, the park or the sea carry constraints that have to be drawn before any design: protected wetland, the maritime-terrestrial public domain, the coastal protection easement. Those limits are approved by other bodies. We position them precisely in relation to your plot.
To the south, by the Morro de Toix, the rock drops straight into the sea and plots are built as a series of platforms. There we measure every level with a total station, because detail is what makes design possible.
Before buying in Calp
If you are buying, measuring before you sign is the simplest way to avoid surprises. We tell you whether the area in the title deed is the real one, whether what has been built is in the Cadastre and whether there is any wall, terrace or annex that will need regularising. Your lawyer arrives at the notary's office with data, not doubts.
In the older urbanisations we also check that access from the street does not cross someone else's land and that the road drawn on the plan exists where it should. It sounds obvious, and it is not always so.
Typical cases in Calp / Calpe
An owner who wants to fence their plot in the Serra d'Oltà and discovers that the urbanisation plan does not match the Cadastre. A studio designing a villa with views of the Penyal that needs the full topography and the excavation volume. A buyer who wants to check, before signing the deeds, that the advertised area is what the plot really has.
Official cadastral map
Calp / Calpe, plot by plot
Every line on this map is a boundary as the Cadastre draws it. Before we visit a property we overlay it with the deeds, the orthophoto and what is really on the ground: the wall, the fence, the terrace. There is almost always a difference, and that is where our work begins.
Move the pointer over the map to read the real UTM coordinates (ETRS89, zone 30). The highlighted plot is an example, not a client’s.
