Land surveying for the Cadastre and Land Registry: GML and IVGA

The title deed gives one area, the Cadastre (Catastro, Spain's land and property register for tax purposes) another, and the plot, once measured, a third. It happens often in 1970s urbanisations and on properties that have been inherited several times. We prepare the technical documentation to bring them into line: a georeferenced plan, the GML file and the alternative graphic validation report (IVGA), adapted to what your notary, the Land Registry (Registro de la Propiedad) or your lawyer requires.

01

The same property can have different descriptions

Area, location and shape are different things and have to be checked together. Sometimes the cadastral parcel is drawn correctly but shifted; at other times the deeds carry an area from the days when land was measured in paces. We analyse the cadastral and registry information, compare it with the measurement in the field and prepare a georeferenced representation that is consistent with the case.

It is worth being clear from the outset: the GML file (the georeferenced parcel format the Cadastre and the Land Registry require) and the IVGA are technical documents. They describe the geometry of the property, but they do not prove that it is yours, nor do they replace the procedure of the Land Registry, the Cadastre or the town hall.

02

Situations where it is needed

  • The area or boundaries in your title deed do not match the Cadastre or the land itself.
  • The notary or the Land Registry asks for the georeferenced graphic representation of the property to be included.
  • You are going to subdivide, merge or modify a property and its new geometry is needed.
  • You have received a formal request asking for plans, coordinates or GML files.
03

How we work

We review the background documents, decide which geometry needs documenting and measure what is necessary in the field. We prepare the plan and the GML files, check that they are consistent and process the graphic validation when it is part of the job. Then we explain the result to you in plain terms. If you already have a survey that is fit for purpose, we study it so as not to repeat the measurement.

FAQ

Questions about Cadastre and Land Registry (GML and IVGA)

Does a favourable IVGA update the property automatically?

No. It is technical documentation for a procedure. The update in the Cadastre and the coordination with the Land Registry follow their own steps and checks, which we explain to you for your particular case.

Can a GML file be generated from any plan?

No. The plan has to have a valid geometry and be properly georeferenced. With a photo or a sketch without coordinates, nobody can be sure where the vertices are.

What happens if the validation detects problems?

We review the errors and the plots affected to see what needs correcting or documenting. What we do not do is move the measurement to force a favourable result.

Tell us about your case

We review the paperwork and tell you what is needed.

Cadastral reference, what you want to do and by when. We look at the case and reply with a proposal and a quote.
