Cadastre and Land Registry matters solved by surveying

When the title deed, the Cadastre (Catastro, Spain's land and property register for tax purposes) and the property itself do not tell the same story, it has to be measured and documented properly. We prepare the georeferenced plans, the GML files and the reports that the notary's office, the Land Registry (Registro de la Propiedad) and the Cadastre ask for, and we explain what each one solves and what it does not.

Cadastre and Land Registry

  1. 01

    Boundary definition

On the ground we measure walls, fences, boundary stones and terraces, and compare them with the title deed, the Cadastre and old maps. That shows where the sources agree and where they do not, before any discussion with the neighbour.

  2. 02

    Coordination

We help the Cadastre and the Land Registry describe the same property. We study how the property has evolved, measure its boundaries and prepare the georeferenced graphic representation that the procedure requires.

  3. 03

    Resolving discrepancies

If the Cadastre draws your plot shifted or with a different shape, the first step is to measure what is really there. With a georeferenced survey we prepare the documentation to request the correction.

  4. 04

    Alternative graphic validation

We prepare the GML files and obtain the alternative graphic validation report (IVGA, Informe de Validación Gráfica Alternativa) from the Cadastre's online office. It is a technical document: it describes the geometry, it does not prove ownership.

  5. 05

    New build declaration

To record a house, an extension or a pool in the deeds, we measure what has been built, review its history and prepare the cadastral building location report (ICUC) that the notary's office asks for.

  6. 06

    Certificates of age

When a building has been standing for years and was never declared, we reconstruct its history with orthophotos from different years, maps and documents, and sign a report that dates it with evidence.

  7. 07

    Plot subdivision and merger

We measure the property, draw the division or the merger and prepare the plans and the GML files of the resulting plots for the notary's office and the Land Registry.

  8. 08

    Property history

We reconstruct how a property has changed using cadastral maps, land registry information, historical flights and surveys. Useful in inheritances, sales and lawsuits where what was there, and when, matters.

  9. 09

    Expert surveying report

In a lawsuit over boundaries or areas, we provide signed measurements and plans that can be checked, and we explain in court what they prove and what they do not.

If you do not know which of these documents you are being asked for, send us the request from the notary's office or the Land Registry and we will tell you.

Tell us about your case

We review the paperwork and tell you what is needed.

Cadastral reference, what you want to do and by when. We look at the case and reply with a proposal and a quote.
